| When does the lease commence? | All leases go from 12:00 noon April 30th to11:59am April 30th the following year. |
| Do we need identification to sign a lease? | Yes, picture ID is required. A driver’s license is preferred. |
| How much money must be paid to secure the home? | One half of the last month’s rent is required to sign. The remaining half of the last months’ rent is required thirty days after signing the lease. Note, no landlord may ask or demand a security deposit. It’s against the law. |
| We really want this home but we are short two students. Do you have two students that would like to rent the home with us? | No. Students must come as a group. They must be friends with (a) common interest(s). The group must be 100% comfortable in knowing that each and everyone of the group is looking out for the safety, security, and best interest of each and everyone in the group. |
| Are we (the rest of the group) financially responsible if one of the members of the group drops out of school and fails to pay the portion of the rent that this individual agreed to pay? | No. |
| How do we pay our rent? | In the one payment only from the group. You may pay by cash, post dated cheque, or direct deposit. |
| Why do the monthly rent payments end in cents? | The last three numbers of the rent represents your address. For example: 796 Bridge is $2,027.96, 800 Bridge is 2,028.00, & 814 Bridge is $2,028.14. This helps me credit the right account when rent is paid by direct deposit (or debit in the case of a bad cheque). |
| Are appliances included? | Yes, all homes come with two refrigerators, stove, washer, & dryer. For six bedroom homes there is an optional third fridge and an extra stove where an electrical plug is available. |
| Are we responsible for the repair of the appliances? | No. Just use your contact page (attached to the lease) to find the appliance repairman’s phone number and set up an appointment for when you will be home to allow him entry. You are however responsible for the cleanliness of the appliances and making sure the lint trap in the dryer is cleaned after every operation. |
Are there smoke alarms and Carbon Dioxide detectors in the home? |
Yes and the number far exceed the requirement of the building code. There are fire checks in all the homes the first week of January, May, and September each and every year. |
